Challenge The owner was faced with defective construction on this seven-year-old complex and a legal battle with the complex's general contractor. Solution W.E. Lyons Construction was hired by the owner's legal counsel to provide litigation support and destructive testing in preparation for trial. W.E. Lyons prepared a realistic cost estimate and alternatives which helped all parties resolve the dispute. After the dispute was settled, W.E. Lyons went to work correcting the defects while scheduling around building occupancy. The project was completed ahead of schedule and at a substantial savings for the owner. Highlights 
Removed and replaced entire cementiousious roof tile system
Removed and replaced stucco wall system
Acrylic admixture stucco for added waterproofing
Removed and replaced all waterproof deck coatings
Re-plumbed water supplies from under slab to overhead
Reworked electrical wiring to meet code and lighting standards
Installed seismic connections performed complete structural repairs
Installed new drainage around each building and replaced  landscaping
Installed sound-rated windows and ice and water shields at window flashings
Repaired all unit interiors
