Complete exterior envelope remediation while units were occupied

Challenge

The Red Hawk ranch projects existing siding and trim systems had been failing for a number of years. Water infiltration was prevalent. There was also a long list of non-envelope related construction deficiencies left by the original developer/builder which were in need of repair. In addition to the current state of the buildings, the project was in the midst of litigation between the new owners and the original developer. The immediate challenge was to repair the buildings water infiltration issues and repair the other construction defects, while keeping the current owner and 450 tenants satisfied.

Solution

We were initially contacted because of other projects we were currently performing for the same client. We were then tasked with assisting the selected architect to identify the existing building deficiencies and provide a complete quantity survey. Based on unit prices, we were selected to perform the water infiltration remediation work for the poorly performing buildings. A mock-up building was re-constructed with the architect and the contractor closely working together through the details and the construction challenges to arrive at a final scope of work with associated plans and specifications. Through partnering with the architect, the project team was able to meet the owner’s schedule. By dividing work and live areas and adjustment of working hours, tenant disruption was kept to the absolute minimum.
