Challenge With the original 1990s construction failing, we were initially contacted because of our reputation with exterior remediation work and previous work performed for the client. We were contracted to design and repair the 150-unit Senior Assisted Living Complex for a fixed budget. Adding to the challenge was the task of performing all of the repair work, both interior and exterior, while the units were fully occupied. The client further required that the tenants could not be displaced even on a temporary basis. Solution Teaming with MCA Inc. for all of the exterior waterproofing detailing, W.E. Lyons Construction Co. provided value engineering and cost component pricing with multiple choices for the level of construction desired by the owner. Through partnering meetings all parties assisted in arriving at a superior waterproofing system that met the fixed price requirement. By breaking the project into ten separate phases, the construction team kept tenant disruption to a minimum while the entire skin of the building, including all of the windows and doors were removed and replaced. Through adjustment of working hours, carefully thought out details, utilization of temporary partitions, assigning a liaison person to the tenants, and the owners staff being a part of the project team, tenant disruption was kept to the absolute minimum.
